الملخص
هدفت الدراسة إلى التعرف على العوامل الطبيعية، والبيئية، التي تؤثِّر في تخطيط المواقع السكنية واختيارها. وذلك من خلال الاستفادة من أدوات التحليل المكاني المتوفرة في تقنيات نظم المعلومات الجغرافية؛ للوصول إلى درجة ملائمة موقع جغرافي معين لاستخدامه كمنطقة سكنية. وتم اختيار قرية ضانا كحالة دراسية، لتطبيق عملي من خلال بناء النموذج التحليلي لها، وتم الاعتماد على خمس طبقات : (انحدار السطح، والمياه، وشبكة الطرق، والتلوث، والتربة)، ووضع معايير وثقل لكل طبقة حسب تأثيرها المباشر في تخطيط المواقع السكنية واختيارها.
أظهرت نتائج الدراسة أن قرية ضانا تقع ضمن المناطق الملائمة سكنياً والتي تبلغ مساحتها ما يقارب 7.2 كم 2 وتمثل ما نسبته 24.1 %من منطقة الدراسة، والمناطق غير الملائمة تبلغ مساحتها 0.24 كم 2، وتمثل ما نسبته 0.82 %، وتم اقتراح بعض الأماكن التي تحقِّق المعايير المكانية حيث بلغ مساحتها 9.14 كم 2 وتمثل ما نسبته 30.5 % من المنطقة.
وأوصت الدراسة أن من الواجب عند القيام بإنشاء منطقة سكنية الأخذ بعين الاعتبار العوامل المؤثرة في المنطقة بجميع أشكالها؛ وذلك لتجنب وجود مشاكل مستقبلية في تخطيط هذه المنطقة للتقليل من الخسائر البيئية، وكلفة إنشاء خدمات البنى التحتية وصيانتها، وخسارة الأراضي الزراعية لحساب الاستعمال السكني، وضرورة استخدام برامج نظم المعلومات الجغرافية في التخطيط المستقبلي، ودراسة التوقيع المكاني الأفضل للاستعمالات المختلفة، وفي رسم شبكة الطرق، واختيار أنسب المواقع المقترحة لإنشاء مناطق سكنية وامتداداتها؛ وذلك نظراً لسهولة تطبيقها ودقة نتائجها.

The Factors Affecting the Selection of Residential Sites and Planning, Using Geographic Information "A Case Study: Dana Village" Maryana Khalil Al-Hadarees Mu'tah University, 2016 This study aimed at identifying the factors affecting the selection of residential sites and planning them by using the available spatial analysis applications, such as the geographic information systems in order to get to an acceptable degree of a geographical location that can be used as a residential site. Dana Village was selected as a case study for the practical application by designing the analytical model for it. The researcher relied on five factors: (slope, water, and roads network, pollution, and soil) as well as setting the standards and amount for each factor due to its direct effect on the overall scheme.
The study results showed that the village of Dana area is situated within the areas that are suitable for housing which has an area of approximately (7.2 km2) and represent 24.1% of the total area, while the inappropriate area of 0.24 km2 represent 0.82%. Some places that achieve spatial standards were proposed, with an area of 9.14 km2 which represents about 30.5% of the total area of the region.
The study recommended that for establishing a residential area, the specialists should take into consideration the factors affecting the region in all its forms in order to avoid having future problems in the planning of this region, so as to reduce the environmental losses as well as the cost of constructing the infrastructure services and maintaining them, in addition to the loss of agricultural land in favor of the housing purposes. The study also recommended about the necessity of using the geographic information systems for the future planning, investigating the best spatial choice for the different uses, as well as designing the road networks and selecting the best proposed sites for establishing the residential sites as well as the extension of these areas due to the ease of applying these systems and the accuracy of their results.
